Jackson named the system after his native Ohio, the Buckeye State. This waterway turned the arid soil into fertile ground and cultivated the agriculture boom, reshaping the town’s destiny. Fast forward to today and we find Buckeye showcasing both viable agriculture and a robust, growing city with all the modern conveniences. You can find the charm of the past downtown on Monroe Street with the iconic 25-foot Hobo Joe looking on, play a round of golf and dine at one of the countless restaurants, all right here in Buckeye. The Ware Building – Built Circa 1910

Built by Wallace Joslin, the Joslin Building has also been known as the 3H Mercantile and the home of the San Linda Hotel. Like many buildings in downtown Buckeye, the Joslin has transformed with some frequency throughout the years. As if plucked from the movie It’s a Wonderful Life the Buckeye Pharmacy once served sodas and health supplies to the townspeople of Buckeye. Today, the building is shorter in stature than its former self, yet it continues to keep Buckeye healthy.

Formerly the home of the Buckeye Valley Bank, the Buckeye Valley Chamber of Commerce and Buckeye Restaurant, The Ware Building has worn many hats in its century old existence. Today, the building offers retail space for those looking to sell their wares in Historic Downtown Buckeye.

Founded by Buckeye’s first mayor, Hugh Miller Watson Sr., the Buckeye Valley bank served as the financial institution for the town of Buckeye for decades. Much of the façade has changed over the years. Today, the stone exterior is clad in stucco masking its former beauty.

Also known as the Old Courthouse & Jail, this small structure once housed Buckeye’s public library, hosted some of the first Women’s Club meetings, served as a food bank and offered a home away from home for local criminals. From tin shop to grocery, bath house, audio shop and burger joint, this 100-year- old building has seen a lot of changes in Historic Downtown Buckeye throughout the years. Today it hosts an assortment of vintage and handmade goodies.

Built during the Great Depression, this beautiful brick building located just to the east of the Joslin Building was once the home of the Palm’s Cafe & Bar. Today, the building continues to serve up delicious homestyle food and specialty coffee to Buckeye residents and visitors.

Once known as the “coolest” place in Downtown Buckeye, the Buckeye Ice Company supplied artificial ice to Buckeye residents for five decades before modern refrigeration forced demand to dwindle. During the 1960s and 70s, the building doubled as a local Meat Locker.

I am honored to be the superintendent of the Buckeye Elementary School District, but more importantly, to speak on behalf of our incredible staff and school community. I have been part of BESD since 2018, first serving as the executive director of student services, then as assistant superintendent and most recently as the acting superintendent since August 2023. It has been a privilege to witness the remarkable achievements and the dedication of our community. With over 25 years of experience in education, including roles as a teacher, principal and assistant superintendent, I am deeply committed to fostering a nurturing and high-achieving environment for our students. I firmly believe effective leadership

and possibility. The Arizona Department of Education recognizes BESD as a “Highly Performing” district, with several of our schools labeled as “Excellent.” Of our eight schools, six hold a “B” rating and two hold an “A” rating. We believe every student has the potential to achieve greatness. Our dedicated staff, supportive community and engaged parents work together to ensure that students receive the best education possible. This collaboration has led to significant improvements across the district. One of the defining features of BESD is our family- like atmosphere. We understand that students thrive in environments where they feel connected and cared for. Our schools are more than just educational institutions — they are communities where students, staff and parents form meaningful relationships. Today, Buckeye is recognized as one of the fastest- growing cities in America, by percentage, reflecting its dynamic and welcoming environment. Our schools not only provide quality education but also serve as community hubs where families come together to support one another. The success of our district reflects the collective effort of our community members, who share a common goal of fostering a bright future for our children. Our commitment to excellence and to our community has not gone unnoticed. BESD has been recognized as one of the top three best places to work in the West Valley, highlighting the supportive and collaborative environment we cultivate for our staff and students. Additionally, John S. McCain III Elementary School recently received the CS100 Award for its outstanding commitment to computer science education, emphasizing our dedication to providing students with future-ready skills. Furthermore, Buckeye Elementary School was voted the best K-8 school in the West Valley by the Best of the West awards. These accolades are a testament to the hard work and dedication of our staff, students and community. Welcome to Buckeye! If someone asked me to describe the Buckeye real estate market over the last year, except for higher interest rates, it went through its normal cycle — until this summer season. Most past years, during the winter months, inventory of homes for sale would build up and prices would drop a bit. During the summer months, inventory would be low, and prices would increase as buyers were out house shopping in June, July and August. This year, at the time of press, home inventory is high and prices are staying flat, with maybe a small increase. From January through the end of June, prices had a nice steady climb. The average price of a home sold in Buckeye in January was $437,127 and in June it was up to $448,387. The housing market has seen a lot of ups and downs over the last few years. In 2021, homes were like toilet paper at the beginning of the pandemic. There was no inventory and when the buyer saw a house they liked, they would buy it immediately, sometimes paying a premium.

Inventory started very low at the beginning of 2022, but throughout the year, inventory started to increase at an alarming rate. In late 2022 there were many homes on the market. Last year, we saw the Fed raise interest rates several times. The Buckeye housing market, as with the market in the entire Phoenix metro area, was categorized as a “slight seller’s advantage” last January. The local market peaked in June and started cooling back down. Currently, we are very close to a neutral market. This year, Buckeye residential real estate inventory has increased to levels higher than the same months in the past years. For sellers, there are buyers out there, but they have a nice selection of homes from which to choose. The seller’s home should show like a model home — the nicer the backyard, the better. The home must be listed at market price. There is no more listing a home high and getting multiple offers. For buyers, depending on the number of days the home has been listed, asking for some concessions may be a good move.

4 things to expect in the real estate market come 2025 1. A resurgence of brand-new homes built. Homeowners are struggling to compete with the builders due to financing incentives. Currently about 40% of the homes for sale are either new builds or spec homes. This number is not counting the new builds that may not be listed in the MLS, which would push the number to half. 2. Of the 667 homes currently for sale in Buckeye, 281 are brand new homes in the process of building or being completed, which is just under half. 3. Because the builders have sister companies that write mortgages, the home builder has the resources to sweeten the pot with concessions and interest rates the normal home seller doesn’t normally need to do. 4. Sellers of resale properties will continue to struggle competing against the builders and the concessions they are offering. Sellers may want to consider advertising the concessions in their listings to get buyers interested. The forecast for the rest of 2024 indicates an increase in negotiation power for the buyer’s side. 1

With a home seller’s main competition being a builder’s brand- new home, sellers will need to up the ante offering concessions. Closing cost assistance and concessions allowing buyers to reduce their interest rate will be optimal. Some of the fastest selling homes are the larger ones (four or more bedrooms). Since the pandemic, the number of people working from home has gone up drastically. Many two- or three-bedroom homes don’t leave enough space for a family and an office or two. Size and price being equal, a four-bedroom home will be more sought after than a three-bedroom one. Prices will continue to stay steady until either interest rates drop drastically, or the inventory does. Our fair city will continue to grow with more businesses, big and small.
