4 things to expect in the real estate market come 2025 1. A resurgence of brand-new homes built. Homeowners are struggling to compete with the builders due to financing incentives. Currently about 40% of the homes for sale are either new builds or spec homes. This number is not counting the new builds that may not be listed in the MLS, which would push the number to half. 2. Of the 667 homes currently for sale in Buckeye, 281 are brand new homes in the process of building or being completed, which is just under half. 3. Because the builders have sister companies that write mortgages, the home builder has the resources to sweeten the pot with concessions and interest rates the normal home seller doesn’t normally need to do. 4. Sellers of resale properties will continue to struggle competing against the builders and the concessions they are offering. Sellers may want to consider advertising the concessions in their listings to get buyers interested. The forecast for the rest of 2024 indicates an increase in negotiation power for the buyer’s side. 1

With a home seller’s main competition being a builder’s brand- new home, sellers will need to up the ante offering concessions. Closing cost assistance and concessions allowing buyers to reduce their interest rate will be optimal. Some of the fastest selling homes are the larger ones (four or more bedrooms). Since the pandemic, the number of people working from home has gone up drastically. Many two- or three-bedroom homes don’t leave enough space for a family and an office or two. Size and price being equal, a four-bedroom home will be more sought after than a three-bedroom one. Prices will continue to stay steady until either interest rates drop drastically, or the inventory does. Our fair city will continue to grow with more businesses, big and small.
