Buffers between the project and the subdivision are expected to range from 166 to 400 feet. 6 HOME DEPOT / DICK'S SPORTING GOODS Two more major retailers are preparing to open at the Buckeye Commons shopping center next to Costco off Verrado Way. Home Depot is scheduled to open June 18, followed by Dick's Sporting Goods on July 1 with a soft opening planned in advance. Dick's will carry athletic apparel, footwear, outdoor recreation equipment and sports gear. The openings follow the recent debuts of Target, Marshalls and HomeGoods at Verrado Marketplace
of Interstate 10. Marshalls marked its arrival with a $10,000 donation to All Faiths Community Church. Ulta Beauty also opened as part of the same retail wave. City officials framed the openings as part of a broader strategy to reduce retail leakage — spending that leaves Buckeye when residents shop in neighboring cities — while generating local jobs and retaining sales tax revenue. Mayor Eric Orsborn noted the center went from a vacant dirt lot to an operating shopping destination in roughly a year. 5 BUCKEYE 83 BUSINESS PARK Buckeye City Council approved rezoning roughly 85 acres at the southeast corner of Interstate 10 and State Route 85 in May, clearing the way for the Buckeye 83 Business Park. The site, adjacent to the West Park subdivision, will shift from residential zoning to Business
1 IN-N-OUT BURGER Finding a seat at Buckeye's newest In- N-Out Burger remained a challenge two weeks after the wildly popular West Coast chain opened on North Verrado Way across from the Costco shopping center. The restaurant is one of 17 In- N-Out locations in the greater Phoenix area and the latest business to open at the fast-growing retail corridor at the Interstate 10 and Verrado interchange. Additional openings planned for the area include Dick's Sporting Goods, Home Depot and a Harkins Backlot movie theater complex. 2 BUCKEYE MUNICIPAL AIRPORT Buckeye City Council approved a 20-year Airport Master Plan in April, though Mayor Eric Orsborn made clear he views it as a stopgap. Orsborn has lobbied for an east-west crosswind runway to better serve the cargo traffic he expects from the city's growing industrial base, but the FAA declined to approve it due to concerns raised by a nearby property owner. The approved plan calls instead for lengthening and widening the existing north-south runway. The mayor said the city needs to move quickly on developing a longer-range vision for the airport, adding: "We've got to giddyup on this." 3 TARGET Target opened its 148,000-square-foot store at Verrado Marketplace on May 12, becoming the first anchor tenant to open at the new shopping center north of Interstate 10. More than 140 team members staff the location, which includes an Apple shop, CVS Pharmacy, Disney shop, Starbucks Cafe and Target Optical. Drive-up, order pickup and same-day delivery through Target Circle 360 are available, with next-day delivery offered citywide. Mayor Eric Orsborn and other city officials attended a ribbon cutting ahead of the store's grand opening the following Sunday. 4 MARSHALLS / HOMEGOODS Marshalls and HomeGoods opened May 22 at Verrado Marketplace, joining Target at the new shopping center north
7 MONROE AVENUE RESURFACING PROJECT
Crews began resurfacing Monroe Avenue on May 26 as the first visible infrastructure investment tied to the city's Downtown Area Specific Plan. The project will convert Monroe Avenue from four lanes to a three-lane configuration with one lane in each direction and a continuous center turn lane running from Miller Road to Eason Avenue. City officials say the redesign is intended to improve traffic flow, pedestrian safety and parking access for downtown businesses. Future phases of the downtown plan call for wider sidewalks, decorative street lighting and landscaping. Work is expected to be completed before the start of the school year.
