1 Black Rock Coffee Bar Black Rock Coffee Bar moved forward with plans for its first Maricopa drive-thru near Edison Road. The Oregon-based coffee chain filed plans for exterior signage, including wall signs and a drive-thru menu board, marking the first visible movement since the project was reported in July 2025. The shop is planned as a 1,500-square-foot modular building with drive- thru and patio service on a roughly 1-acre pad between Sherwin-Williams and a future retail building, across John Wayne Parkway from Dutch Bros. Lawrence continues to pursue software engineering, prototype development and a dedicated film crew. 4 Maricopa Industrial Park A new light-industrial park is proposed for a vacant 7½-acre site at Porter Road and Sonoran Desert Parkway. Plans submitted by 10th Place Properties call for eight buildings totaling 96,929 square feet of small-bay and freestanding industrial space. The project narrative lists possible uses including office, retail, light manufacturing and distribution, with spaces available for lease or purchase. The site plan shows internal drive aisles, loading areas, perimeter parking and a retention basin. The project is far smaller than the 680- acre Maricopa Business Park planned near Maricopa-Casa Grande Highway and White- and-Parker Road. 5 Southbridge Marketplace Southbridge Marketplace remains on track for 2026 openings as Thompson Thrift hosted city officials and staff for a construction-site tour in May. The final phase of the development is expected to bring a mix of retail, restaurant and service businesses to Maricopa, with several tenants planned to open this fall, including Aldi, Einstein Bros. Bagels and Club Pilates. Senior Development Associate Carson Thrift said the company was still in talks with a drive-thru restaurant along Honeycutt Avenue but did not name the tenant; whispers from inside the Arizona Commerce Authority say it could be a Chick-fil-A. 6 Taqueria La Guadalupana Family-owned Taqueria La Guadalupana expanded into Maricopa with a new food truck at Central Arizona College. Owner Eddie Ruiz said the truck was the third location for the business his mother started in 2011, joining existing trucks in Stanfield and Casa Grande. The Maricopa menu includes tacos, burritos, tortas, carne asada fries and a Cali burrito filled with meat, cheese, sour cream and crispy
