agree with the rent you expect. This is where landlords need to consider sometimes the most expensive rent is the one they will never collect. Suppose you are asking $1,900 per month, but comparable homes are attracting tenants closer to $1,800. Holding firm for another month in hopes of getting that extra $100 can cost you $1,900 in lost rent. Even if you eventually get your asking price, it could take 19 months at the higher rent just to recover that one month of vacancy. Price may not be the only problem Before reducing the rent, however, look at the entire picture and consider how your property compares with the competition. Is the landscaping attractive? Is the interior clean and move-in ready? Are the photographs helping the property or hurting it? Are prospective tenants able to schedule showings easily? Are inquiries being answered promptly? Remember, tenants have choices. When several similar homes are available, small differences can determine which property gets rented first. The market is giving you clues A rental listing provides feedback even when nobody says a word. Plenty of inquiries but few showings may indicate a presentation or scheduling problem. Showings without applications may point to price, condition or competition. Very little activity at all should cause you to reconsider how the property is positioned in the market.
