The Maricopa Business Park proposal would transform the former agricultural land into “a leading industrial and logistics hub,” the developer said. 15 Maricopa Towne Center A 195-acre mixed-use project is moving forward at John Wayne Parkway and Farrell Road, following city approval of a rezoning request. Phoenix retail developer Vestar plans to bring shops, restaurants, hotels, offices and housing to the site. The project includes about 2,100 homes in a mix of single-family and multi-family formats. Restaurants and hotels are expected to play a central role in the commercial buildout. Vestar has built several other “Towne Center” developments in metro Phoenix, most often anchored by a Target. 16 Stagecoach Springs After selling nearly 200 acres of land to the City of Maricopa for about $17 million, landowners Jim and Matt Smith updated their proposal for a subdivision near Porter and Steen Roads. Last year, the Smith family was looking to sell more than 420 acres of their sod farm for a subdivision called Stagecoach Springs at Smith Farms. The plans called for the construction of 1,100 single-family homes

and 990 apartment or townhome units. The land sale to the city in October adjusted those plans. The new proposal shows the site to be nearly half the size of the original proposal. It’s comprised of residential, commercial and mixed-use parcels. The new plans still manage to squeeze 1,100 single-family homes onto 185 acres, along with 750 apartments or townhomes on another 25 acres. 17 Wendy’s Wendy’s is doubling down on building a second restaurant in Maricopa, this time off the main strip at The Wells. Chicago-based Weaver Consultants Group resubmitted a pre-application package for the fast-food giant at 41980 W. Maricopa-Casa Grande Highway. That is the empty lot between Fast & Friendly Express Car Wash and Maricopa Kids’ Dentists. The proposed restaurant has been expanded to 2,300 square feet — an increase from the previously reported 2,200 square feet — and the site plan now includes 26 parking spaces, up from 22 in the September proposal. And yes, there will be a drive-thru — no surprise for fans of spicy nugs on the go.

Restaurant inspections

Improvement broke ground at Maricopa’s South Bridge Marketplace, InMaricopa posted a Facebook reel of construction crews installing giant signage on its façade. The video quickly grabbed 60,000 views as residents flocked to the comments claiming they had inside knowledge of the store’s opening date. One Maricopa Meadows resident said a hiring manager told her the store would open in mid-July. Another, a current Lowe’s employee who lives in Rancho El Dorado, said with certainty the store would open July 17. A corporate spokesperson for Lowe’s set the record straight. “The ETA is late July, but I want to stress that this is always subject to change,” Michael Allinger told InMaricopa. 14 Maricopa Business Park Phoenix offices for Lincoln, Neb.-based engineering firm Olsson proposed constructing the Maricopa Business Park near the southeast corner of Maricopa- Casa Grande Highway and White-and- Parker Road. This is the first word of development inside the planned Industrial Triangle since the city moved ahead with two land sales totaling $29 million last year. Olsson said in a recent project narrative it intended to construct 9 million square
