the project will include a Goodwill store, another 6,500-square-foot retail space and a 2,500-square-foot drive-thru restaurant. The Goodwill would occupy a 25,000-square-foot building, featuring a drop-off zone to the north and a large main entrance along the western wall. A second Chipotle and a second Jersey Mike’s are also proposed for the plaza, as well as a new Swig soda shop and unnamed ice cream store. The development breaks ground early 2026. 11 Heartland Dental WMG Development has proposed a 4,200-square-foot dental office at the southwest corner of the Stonegate retail hub. The clinic is proposed on 1½ acres next door to a business labeled “Oil Express” in the plans. Planned for units further down that retail strip, adjacent to Maricopa-Casa Grande Highway and a future build-to- rent community, are the city’s second standalone Starbucks and Someburros, a Chandler-based Mexican restaurant. WMG Development partners with Heartland Dental and has previously opened clinics in Anthem and Peoria. If approved, this would be the third dental clinic in the Stonegate/Wells area, joining the city’s 14 existing dental offices. 12 Jericho Estates A mixed-use development has been proposed for the Seven Ranches neighborhood. Maricopa-based EPTA Construction submitted pre-application paperwork for an apartment complex and a business plaza called Jericho Estates on the southwest corner of Gunsmoke and Seven Ranches Roads. A project narrative states the developer plans to build 14 retail suites and five apartment buildings on the 2½-acre lot. It would sit across from Mount Moriah Church on the city’s fast-growing East Side. The business suites would sit on the eastern side of the parcel, while 24 apartments would be split between the five buildings on the western side.

7 Plus Water and Alkaline Maricopa Water & Ice is poised to see its first direct competitor set up shop just a mile down the main strip. Paperwork submitted to the City of Maricopa proposes Mesa-based retailer 7 Plus Water and Alkaline moving into an empty 1,265-square-foot suite at Edison Pointe. The location is also now featured on the bottled water company’s website. It would be the 17th location for 7 Plus, which operates in the Phoenix, Tucson, Las Vegas and Dallas metros. 2 Apex Motor Club The private car club broke ground on a new clubhouse and four garage condo buildings, doubling the number of garage condos available to its members. Each unit measures about 1,250 square feet, with a mezzanine for additional storage or as a hangout space for owners. The units are outfitted with air conditioning, lighting and a utility bathroom. They can be further customized to the owner’s preferences. This comes at the same time Phoenix- based RJT Capital, a longtime supporter and investor in Apex, becomes the sole owner. Matt Williams, president of prior owner Private Motorsports Group, called the $30 million investment “a tremendous boost” for the motor club. 3 Bailey’s Barkery Homestead resident Kaela Glueck bakes and sells treats for the Maricopa canine community, naming her new company after her 7-year-old German Shepherd, Bailey. “I tried to buy a birthday cake for her a few years ago, but I just didn’t like the options available,” Glueck said. “They all had a lot of preservatives, salt, sugar and ingredients I couldn’t pronounce. So, I decided to make my own.” Now, Glueck is vending peanut butter bones, carrot cake “woofles” and, the treat that started it all, dog cakes. “All of my treats are made with love. I care about what I’m putting in the treats, I care about the recipes I create, and I want to make sure all dogs

have delicious treats to enjoy,” she said. “I really take pride in what I create, and I try to make every treat and every experience special.” 4 Barro’s Pizza Barro’s Pizza closed the doors to its longstanding location and reopened May 30 just across Maricopa’s main drag near Fry’s Marketplace, 21101 N. John Wayne Parkway, Suite E102. The restaurant, which was previously a Pizza Hut before that business moved a few suites down earlier this year, will provide Barro’s with a much larger kitchen, smaller indoor dining area and an outdoor dining patio, said General Manager Mike Hull. “The whole vibe we had going on here is going to be changed,” Hull said just before the reopening. 5 Black Canyon Self Storage A California developer is scoping out Maricopa’s self-storage scene for a possible future development. Randy Benson of Black Canyon Self Storage, part of Arena Development Group, recently reached out to city officials, asking for information about future storage projects in the area. Benson’s firm is no stranger to Arizona: Black Canyon says it is currently building a 100,000-square-foot facility near Interstate 17 and Camelback Road in Phoenix, right across from Grand Canyon University. The storage developer clocked Maricopa’s booming residential growth and is curious about where more storage might fit in. 6 Boy Boy Boba food truck A new food truck began serving bubble tea, coffee and some of your favorite Japanese snacks and sweets at Central Arizona College. The Boy Boy Boba food truck is parked alongside other mobile eateries in the college parking lot at 17945 N. Regent Drive. In a project narrative submitted to the city, the truck owners said they “offer a delightful mix of beverages and snacks that blend popular flavors with Japanese

culinary influence” for customers wanting “a refreshing drink or a unique treat.” The eatery is open Thursday through Sunday from 8 a.m. to 7 p.m. 7 Cash Time Loans Scottsdale-based Cash Time Loan Centers proposes filling an empty suite at Maricopa Business Center, 44480 W. Honeycutt Road. The new storefront would sit between A B Check Cashing and Impressive Imaging, inside the former administrative offices of the Maricopa Church of Celebration. Cash Time Loan Centers intends to install an illuminated sign at Suite 103, which looks akin to signage at the business’s 15 other Arizona locations. While a wall sign permit has yet to be issued, the city approved a commercial certificate of occupancy. The company provides emergency, same-day cash loans through personal, registration and auto title loans. It also provides online loans and refinancing options. 8 Electrical District No. 3 One of ED3’s Maricopa substations is officially back in service after a nine-month installation of a new transformer. The original 230-kilovolt transformer at the Western Area Power Administration’s Test Track Substation was struck by lightning on Aug. 7 during a monsoon storm. The resulting fire caused a total loss of the transformer, which cut the amount of electrical power that could be brought into the substation. No one was hurt in the fire. WAPA coordinated with ED3 to rebuild the substation and replace the transformer. “I cannot thank the WAPA Desert Southwest Region enough for all the time and effort,” said ED3 General Manager Brian Yerges. “Our target date was early May, and we achieved that schedule. The transformer is important for ED3 as summer loads ramp up over the coming months.”
