frenzy of prior years, but a steady pace and more opportunity for buyers,” says Buckeye Realtor Brenda Bruehl of Fathom Realty Elite. Citywide, median sale prices are holding around the $400,000 mark, with days on market creeping into the 80-day range and inventory climbing toward five months. That gives buyers a little more breathing room while sellers still benefit from steady demand. In Verrado, median prices hover around $523,000 and $257 per square foot, meaning prices are plateauing after five years of meteoric growth. Builder activity remains healthy: Verrado was recently spotlighted among the top master-planned communities nationwide, with new lot releases coming. That means new-home buyers have options, and resales are competing with fresh inventory. “For sellers: Focus on presentation, realistic pricing and highlight lot, pool and finish upgrades,” Bruehl advises. “For buyers: This could be an ideal time to act. You’re not dealing with frenzied competition, but you still want to move with discipline and use the increased inventory to your advantage.”
