Pebler, PLLC, has submitted a pre- application to rezone 42 acres for a new residential community. The project, filed on behalf of Mangat Investment, proposes single-family homes on 45-by-120-foot lots with pocket parks, trails and centralized open space. The property north of MC-85 would be annexed under a Planned Area Development if approved. 23 THE HOME DEPOT A new Home Depot store is rising east of Costco at 20410 W. Roosevelt St. City permits value the project at $11.6 million for a 137,347-square-foot building. According to the 2024 Resident Retail Survey conducted

by Buckeye’s economic development department, Home Depot ranked third among the top 10 most desired retail chains in the city, surpassed only by Target and T.J. Maxx. No opening date has been announced. 24 MONTE VERDE Wolff Enterprises III proposed 280 workforce apartments in Buckeye’s Monte Verde neighborhood, using the federal Low-Income Housing Tax Credit program to serve residents earning up to 60% of the area median income. 25 MY DR NOW Valley-based healthcare provider MY DR NOW is growing its footprint in the West Valley with two new clinics in Buckeye. The facilities, located at Buckeye Commons (Verrado Way and Roosevelt Street) and at 4625 S. Miller Road, are designed to bring convenient, full-service medical care closer

to residents. Each clinic will offer primary care, pediatrics, urgent care, behavioral health services, telehealth options, and extended evening and weekend hours. 26 VERRADO MARKETPLACE Sourdough & Co., See’s Candies, CityVet, Great Clips and NextCare are the latest additions to the 500,000-square-foot Verrado Marketplace at I-10 and Verrado Way. Anchored by Target, Safeway, Marshalls, Ross and Harkins Backlot, an arcade concept from the Scottsdale-based movie theater company, the center is under construction with the first openings expected next year. 27 WATERMILL EXPRESS A pre-application details a 106-square-foot kiosk for drinking water and bagged ice at 1341 S. Watson Road.

The superfruit shop employs about 20 people and features a beach-inspired design. 10 RED WING SHOES Red Wing Shoes debuted its latest retail store at 20650 W. Roosevelt St., Suite 106. The shop offers a wide range of work, outdoor and casual footwear, along with complimentary boot care and fitting services. 11 SOMEBURROS Someburros celebrated the opening of its newest location at 920 N. Verrado Way with mariachi music, ribbon-cutting festivities and a two-day grand opening fiesta. 12 TERAVALIS Century Communities welcomed visitors to Manzanita at Teravalis, 12470 N. 304th Drive, for a preview of the new master-planned community billed as a “Dirty Boots Tour.” Guests toured model homes and amenities.

PROPOSED AND UPCOMING 14 10 EIGHTY-FIVE LOGISTICS Logistics Property Company submitted plans for 1.5 million square feet of industrial space on 89 acres at State Route 85 and Broadway Road. The two-building project, dubbed “10 Eighty-Five Logistics,” would feature tilt-wall construction and could attract major employers.

17 CHASE BANK A pre-application proposes a

3,400-square-foot Chase Bank with a drive-up ATM at the southeast corner of Verrado Way and McDowell Road. Plans include rooftop solar and goals to be Leadership in Energy and Environmental Design certified, a green building certification program used worldwide. 18 EOS FITNESS EOS Fitness will open a 40,000-square-foot gym in 2027, co-anchoring with Sprouts Farmers Market at Verrado Way and I-10. 19 FIRST WATCH A new First Watch is under construction near Verrado Way and Roosevelt Street, adjacent to Buckeye Commons. The 3,900-square-foot breakfast, brunch and lunch spot is slated to open this fall, creating about 30 jobs.

BJ’s Restaurant & Brewhouse submitted plans for a 7,691-square-foot location at Verrado Marketplace, the retail and dining center now under construction at Verrado Way and McDowell Road, just north of I-10. The proposal includes a full-service restaurant with indoor dining, a spacious bar and outdoor patio area. Known for its deep-dish pizzas, craft beers and wide menu, BJ’s would join a growing lineup of national and specialty tenants announced for the marketplace, which is slated to open next year. 16 CABANA VERRADO A pre-application outlines 263 apartment units across three parcels near Verrado Way

20 FLYING PICKLE Plans filed by Cushing Terrell, an

architecture firm based in Montana, call for up to 18 pickleball courts in one building. The project would provide the first large indoor pickleball venue in Buckeye.
