M aricopa is made up of many subdivisions, often called neighborhoods. And if you ask the residents, most will proudly tell you theirs is the best! Each neighborhood has its own pros and cons- things like amenities, lot sizes, and travel time to shopping or the Valley. What they all share, though, is an HOA that oversees the community. These HOAs hire management companies to enforce the rules and keep the neighborhood looking its best.

• Which school will my child attend? • What exactly do my HOA fees cover? • Is cable TV or internet part of the package? • How active is the HOA board? Are they strict or more relaxed? • How long is the drive to shopping areas, and are new commercial developments planned nearby? • Will trips to Casa Grande affect my daily drive time? • How important is the commute into Phoenix or Chandler for me? • How much money does the HOA have in reserves? This guide highlights the different communities in Maricopa. Interestingly, the neighborhoods with the most amenities don’t always come with the highest monthly fees, so it pays to compare.

While each HOA has its own quirks, many of the rules are similar across communities. Common examples include: • Trash cans can’t be set out before noon the day prior to pickup, and must be put away by noon the following day. • Front yards must be clean and free of weeds. • A certain number of plants are required in the front yard. • Exterior house paint must be maintained.

• Non operational vehicles aren’t allowed in driveways or on the street. • Backyard structures that overlook the fence line must be permitted. Amenities and monthly fees, however, vary widely, which is why this guide exists! HOA fees (monthly or quarterly) are the ongoing payments homeowners make, and it’s important to know what you’re getting for them. Before deciding to buy or rent in a community, consider questions like: • What amenities are included?

Fun fact: Desert Cedars is the closest subdivision to Maricopa’s Copper Sky Multigenerational and Aquatic center, which means not only an easy walk to the festivities, but an up-close and personal view of the Fourth of July fireworks from your house.

Fun fact: Elena Trails will be approximately the same size as Maricopa Meadows when completed. EL RANCHO SANTA ROSA AKA SANTA ROSA SPRINGS WEST 85 homes on 720 home sites. Subdivision is in the beginning stages with Pulte and Castlerock constructing homes. HOA: $135.00/month. Orbitel is not included in HOA.
